We are in touch with our landlord who is very happy with having us long term. We've been here as his first tenants since he bought the property in 2021. We've built great rapport and have shown our willingness to invest in the property. He's a nice guy and has usually been happy to pay for works needed; it's great to not be renting off some faceless investment firm and if we need to have things done the communication is a lot less painful than having to go through a rental agent.
Your room will be the front master, around 3x4m plus a private ensuite, walk-in robe, new adjustable blinds and an external drop-down shade for the summer. The room is west facing and gets great afternoon sun. Additionally, you will have access to a 2nd smaller bedroom (3.4x2.7m) which you can use as an office, guest room, lounge room or anything else.
Previously we were on ongoing 12 month leases but the REA appears to have forgotten to issue one for this year so technically we're on a month to month. It is possible that they'll realise the mistake and get us back on yearlies upon your signing up.

Alex (32) and James (4X) are both handy and DIY-focused and always keen to make improvements to the house. Alex is a freelance cinematographer and James an service technician, so we both tend to be in and out of the house with flexible schedules, though neither of us are by any means night owls and things are usually nice and quiet after sundown. Alex has a passion for cars and bikes and James is big into metalwork and machining, so we are frequently down in the garage area tinkering during the day.
