FEMALE-ONLY HOUSEHOLD

This is a boarder arrangement where weekly payment includes all utilities, internet, and shared breakfast supplies.

This is a furnished, semi self-contained, duplex-style setup. It isn’t fully bricked off, but there’s a solid internal door separating my living areas from the flatmates’ living areas, which can be closed whenever privacy or quiet is wanted.

The flatmates’ space has its own entrance, two bedrooms, bathroom, kitchen, laundry, and lounge room, and is shared mainly between the two people in those rooms. I’m happy to consider individual applications or two individuals applying together.

Day to day, it really feels more like neighbours rather than traditional housemates. I do need to access the space during weekdays (mostly for laundry), and I make an effort to communicate beforehand and not interrupt anyone’s downtime.

The neighbourhood is safe, friendly, and easy to live in.

THE ROOMS

Bedroom 1 (south-west, cooler & lighter)
This room has cream carpet and sits on the south-west side of the house, so it tends to stay a bit cooler in summer. It has air conditioning, a double bed (with mattress and linen), an open wardrobe, and a dresser.

Bedroom 2 (north-west, larger & warmer)
This is the bigger room and sits on the north-west side, so it does get warmer in summer. It has dark charcoal carpet, air conditioning, a queen bed (with mattress and linen), a walk-in wardrobe - extra space for clothes or storage.

Shared living space (between the two rooms)

There’s a comfortable lounge room with a wall-mounted TV and Chromecast, a 3-seater couch, and a dining table with chairs.

The kitchen is set up with a new/near new appliances: fridge, microwave, toaster, air fryer, Nespresso machine, and induction cookplate.

The bathroom/laundry has high ceilings, good storage, a shower, toilet and basin, plus a new washer/dryer combo.

Just a heads up: the ceiling height at the kitchen sink is around 180cm.

GETTING AROUND

It’s a very easy spot if you don’t want to rely on a car. Verge parking available.

There’s a bus stop about a 1-minute away (services running between Stirling Station and Perth Busport) and a special service to Bob Hawke College and UWA. Another stop about 5 minutes away has multiple routes (5 services) running regularly between Perth City and northern suburbs.

The local council has prioritised cyclist-friendly streets, with plenty of bike paths. Les Lilleyman Reserve (park, oval, playground, dog-friendly) is close, and the area is very walkable.

SHOPS AND EATING OUT

The Mezz (including Woolworths and a restaurant strip) restaurant strip is about a 15-minute walk. Dog Swamp/Flinders Square (Woolworths, Coles and Aldi) is around 12 minutes on foot. Within 5 minutes’ walk, you’ll find a café near the bus stop, Pirate Bar, and a newer wine bar (Little Brother Small Bar). Kyilla Farmers Market is also walkable on Saturday mornings (around 15 minutes) for fresh produce, local food stalls, local wares.

IDEAL FOR...

This home suits someone who wants a calm, low-traffic living environment. Preference for those who would like to stay 4 months to 12 months, and for those who would like to take both rooms.

Guests aren’t a hard no, but this isn’t a space for frequent visitors or entertaining. Any guests need to be discussed with me prior and approved in advance. I prefer for visitors/guests to be female only.

I’m looking for someone who is respectful, clean, and considerate, and who mostly socialises outside the home.
