Who would be my ideal housemate?

This is only available for ONE (x1) housemate. Housemate must be aged over 25+ years old and be working and/or studying. You must be reasonably clean, moderately social, responsive, reliable and able to pay your rent on time. When my schedule allows, I’m open to doing things with you or having the occasional meal, TV binge or game night. The room is only available to a non smoker/non vaper as strata has banned smoking on the grounds.
If you are offered a viewing you will be checked out for your suitability personality and fit to my household.
Who are you living with?

Primarily you will be living with me but this is a family home. I don’t have many house rules but respect, compromise and cleanliness are it. Healthy two way communication is key to a good housemate relationship and I keep in touch with past housemates.
I have included some information about my child in the “about me” profile part. They are on the property part time. If you do not like children, we are not the housemates for you. On the flip side my child can also work out quickly if they don’t like you either during the room viewing.
What is required to secure the room?

2 weeks rent AND 2 weeks bond. I will not take you into my home without a written agreement.
What are the costs for the room?

$320 per week rent includes both rent and bills. Bills (power, water, 5G internet and cleaning products) included in your rent. The gym and pool are not extra costs, you can use them as part of the property.
How long can I stay in the room?

Preference is for a genuine applicant seeking 3-12 months locked in with a written agreement. I don’t have the time or energy for wishy washy “I don’t know how long I want to stay”. It is too disruptive to daily life.
What you get:

One FURNISHED renovated bedroom: double bed, shelf, bedding if needed, cooling fan, power board, drawer dresser. I do not have the capacity for large office desks etc on my property. I don’t mind if pictures or art go up on the walls as long as you don’t damage anything. You can also access a secure car park too if you have a car or bike.
Property has air con/heating. Room has a fan and block out blinds. This is a space for one person, I cannot stress enough that I am not able to fit more than one roommate in this property with my family.
Day guests are welcome with advance notice. My house is not party central. The block has a pool, gym and BBQ area. For nature lovers there’s a lake and plenty of space to walk/run/be active.
Property management does not allow smoking or pets. No animals are allowed on the property as it is part of a nature reserve area. We are also a no shoes property.

This property is about location! Secure property in quiet, desirable street. The property rarely has vacancies. Only 2-3 local suburb adverts go up on this website for Wembley, so if you snooze you lose. Neighbours are mostly young professionals, a few boomers, and a couple of families.
This property is very close to the city and beach (10 minutes by car for both), close to the unis, shopping centres, and 5 hospitals. There are 5 local buses to the city and landmarks, close access to the 999/998 circle bus, 1 local train station and another station close by for Fremantle. On route for purple and green free CAT buses when connecting with another bus or train.
* City CBD - car 5-10 mins in quiet traffic // by bus 20-30 mins (3 nearby buses and 2 slightly further buses within 250-500m walking distance)
* Airport - 30-45 mins by car depending on traffic // local airport train line stop 5-15 mins by bus depending on traffic
* Scarborough - 10-15 mins by car // by bus 10-30 mins depending on traffic - 990 bus route is 2km away to go direct to the beach and 999/998 stop to get there is 250m away from property

* Fremantle - train 30-40 mins // by car 20-30 mins

Who can’t be my new housemate?

No couples/best friends/people with pets. Boyfriend/girlfriend coming over at night for a few times a week to sleepover. No exceptions.

Postgraduate student/working professional in my 30s. Irish Australian. I am usually busy during the week and happy to balance social time with solo time.
I have a small child who lives part time on the property but you are not likely to cross paths very often as they are usually at school or activities all week.
As per my ad I don’t suffer fools and I’m very clear about what I’m like and need for my household. I don’t have the time or energy for drama, wishy washy flakiness or drama personalities; I tend to get along with friendly, no nonsense but polite people. You can communicate but you don’t have to be rude doing it - balance is important!
The best fit for the room is an easygoing, moderately social and clean person who is respectful and working/studying.
