We have a beautiful sunny room available in a nice conveniently located flat in Caringbah, in a secure building.

Lovely big windows in the bedroom, with a leafy view and birds singing in them often. A cross-breeze keeps the room cool.

We are seeking a female non-smoker who likes cats.
Preferably a Christian, however this is not essential.

Must be clean and fairly quiet. Socialising is welcome, but not loud parties. The occasional sleepover is welcome, however not regular sleepovers.

You will be sharing a spacious apartment with one quiet flatmate who is recovering from a chronic illness and is therefore at home a lot, in her room or resting on the couch; and her cat, a shy affectionate shorthair who likes to cuddle.

You will generally not have to take care of the cat, however very occasionally you may be asked to feed her dinner and change her water bowl. (Perhaps once every few months.)

2 mins drive or 15 minute walk to Caringbah train station.
Bus stop right outside the home.

5 minutes drive to Cronulla beaches and 5 minutes drive to Westfield Miranda.

The bedroom is carpeted and unfurnished. It has a large built in mirrored wardrobe with storage space at the top.

It is best suited to a single or double bed however you can squeeze a queen bed in if desired.

The home has one shared bathroom with a bath and shower, plus an internal laundry with a spare toilet. A washing machine is supplied for use on days other than Thursdays when the other flatmate does washing.

The hot water system was recently upgraded so you will enjoy nice hot showers and baths.

You will have your own secure underground garage space with a small amount of storage room. There is enough space for a car and a bike.

There is a huge shared balcony adorned with plants. Perfect for morning or evening drinks.

We need someone who is either employed full time, or studying full time/retired with proof of savings and ideally a reference.

Age bracket: 30s to 40s preferred.

Rent: estimated $255 per week (exact figure to be confirmed) plus half the quarterly electricity bill. No water costs. Internet can also be arranged upon request, at a cost to be shared with other flatmate 50-50.

A friendly local real estate agent manages the property. We are looking for someone for a minimum 6 month stay plus 4 weeks bond.

Rent is due in advance for the first month, then in advance weekly thereafter via DEFT.

As we have been there for a long time the landlord values us and rarely increases the rent, and if it does happen it's usually a small amount.
