I am located a short 10 minutes' drive / 10 kms from Central Victor Harbor on a farm property with nice distant ocean, coastal and rural views where I lease a farmhouse built in the 1950's with a big garden including raised garden beds for growing vegies and lots of fruit trees and ideal if you like gardening and growing vegies.

The farmhouse has 4 bedrooms however I have reduced it down to 2 bedrooms as I use the other 2 bedrooms as a study and as a separate formal lounge room.

I also have a separate TV room.

I also have a sunroom with a single bed which is more suited for a visitor staying for a few nights, with a laptop / internet, desk and a small TV with chrome cast etc.

Victor Harbor has excellent shops, infrastructure, nice beaches, low crime and a healthy and relaxed lifestyle and only a 1-hour drive by car south of Adelaide.

There are daily Link SA buses from Adelaide to Victor Harbor and return with half price concession fares for people on Centrelink including pensioners and students etc.

Victor Harbor has a TAFE College and a University Hub so students can study their course local with less need to travel to the Universities in Adelaide.

The rent is very affordable and only $100.00 per week or $150.00 per week which includes utilities / electric and gas.

Free unlimited WI-FI internet is also included and there is no bond deposit, and the lease is in my name.

There are no water rates as I am only on dedicated rainwater and not town mains water, so it is important to have short showers in the hot and dry summer months to save rainwater.

The water to the farmhouse is supplied via a large 45,000 litres concrete rainwater tank and most winters we have good rainfalls.

The garden is watered with dam water.

Also, during the hot and dry summer months the laundromat in Victor Harbor would be a better option for your washing to save on rainwater.

If you do not drive or have a car you are welcome to go with me in my car and on average, I drive into Victor Harbor 3 times a week so you can either go to the laundromat, do your grocery shopping, or for a coffee or a beach walk, or look at some weekend markets etc.

I also have a warm wood combustion heater and firewood for the cold winter months.

There are ceilings fans and an air conditioner as well as pedestal fans for keeping cool during the hot summer weather, and we are usually a lot cooler compared to Adelaide in Summer with just a few very hot days as the Southern Ocean here tends to keep the temperatures cooler in summer and Willunga Hill often acts as a buffer zone preventing the hot north winds from the Adelaide Plains with the exception of a few very hot days here and there.

It does get very windy here during certain times of the year due mainly to being at a higher elevation of about 540 feet above sea level and located near the coast along with open land.

The room for rent is fully furnished with a clean and comfortable single bed including a new memory foam mattress topper as well as clean bed linen and pillows.

The room is small and cozy with a 32 ich HD TV with chrome cast and a blue ray DVD player, as well as bookcases with books and magazines, nice wall pictures, model cars as well as a small built-in robe plus draws and mirror, coat hangers and storage cupboards and a bedside lamp.

The very affordable room / accommodation would be Ideal for a young person leaving home for the first time and all you need is your clothes and shoes etc. as the room has everything you need for your stay.
