my budget is 300 -max- and that's only if it's an ensuite. I'm not paying more than that for a shared house, all DMS above are getting ignored lol

I'm quiet and prefer to keep to myself and I'm a homebody, I'm WFH currently on art and have been most my life. I would like to study again and find something out of the house but the courses aren't til around mid year.
I had a rough/late start in life so understanding around that would be fantastic. That being said I've been out of home since 23 so when it comes to bills, rent, and saving that is no issue.
I have a solid rental history and also come with a cleaner!
I'd need to be able to plan the move around a month in advance as I'd be lease transferring my current place (it's up a few flights of stairs and I can't realistically furnish the place, so I figured somewhere more accessible would be better.)
No pets, don't require parking, no allergies (and I love all animals!!), no drugs, not much of a drinker, pro LGBTQ+, no police record lol, nothing really out of the ordinary. Just a bit socially anxious!
I'll be home quite regularly so I would love if I could find someone that is respectful of space. Also happy to chat every so often but I don't always have a lot to say so I always appreciate talkative people. I like learning about other people's interests :)
I know this isn't always people's ideal of a housemate but I'm happy to contribute in other ways like surface cleaning or vacuuming common areas if other housemates are busy people.
Please just communicate that with me and I'll happily do it!
My preference for a place would be decent internet, aircon/someone that doesn't want the house too hot please!!, and my own bathroom, even if just my own toilet.
I'm also looking for a place with a clean kitchen, please, I've had some issues in the past with sharehomes and it not being sanitary.
I don't mean a few dishes in the sink but I'd prefer not to live in a house where the common spaces aren't cared for + no food safety
