I am Shenwei Chu, currently a postgraduate student at Monash University, and I hold a Confirmation of Enrolment (COE) and student visa valid until June 2027. I intend to remain in Melbourne for the duration of our another 2 years studies and look for a stable residence for the coming years around Caulfield and city surrounding areas.
Over the past four years, as a student in Melbourne University, I have lived in Melbourne and rented residential accommodation and homestay without incident; this has given me a solid track record of responsible tenancy, punctual payments and respect for property. I've been treating the property with care and respect, maintaining cleanliness, adhering to the terms of the lease and being conscientious regarding neighbours and shared facilities. It can also be tracked from my last landlord Emma.
I plan to rent a property from 20 Feb 2026, and I have no pets with no plan to keep one. I don't smoke, drink or have the habit of partying or bringing friends over, preferring where I live tidy and quiet. I prioritise studies and responsibility in shared living spaces.
My living expenses in Melbourne are supported by my parents through regular monthly transfers of approximately AUD 8,750, which comfortably cover rent, utilities and daily costs. Most recently from July to November, they transferred AUD 37,950 to support my four-month stay in Melbourne, demonstrating their ongoing and stable financial commitment to my studies and accommodation. Copies of the bank transfer records together with formal proof of my parents’ income have been included in the financial section of my application for your review. This arrangement ensures that I have stable backing and can meet my rental obligations on time. We have already made financial arrangements to cover the required bond as well as 6 months’ rent in advance for properties within a weekly rental range of AUD 600 to AUD 800.
Therefore, backed by my parents’ support, and with my own tenancy history of four years in Melbourne, you can be confident in timely rent payment and stable occupancy.
