No longer in the little leagues, Brisbane is full of hot property, great bars, fun nightlife and fab people. Unlike other eastern seaboard capital cities, you won’t have to spend too much to live your best Brissy N Boujee life, with some of Brisbane’s most expensive inner-city suburbs costing less than ‘cheap’ suburbs on Sydney’s outskirts.

Flatmates.com.au has run new data on suburb rental prices. Over the coming weeks we’ll be bringing you articles on the cheapest and most expensive suburbs to rent a private room in a share house in each capital city. If Brisvegas, exhibitions at GOMA and spending hot days at Streets Beach are your thing, check out the five most expensive suburbs within 10km of Brisbane’s CBD below.

BRISBANE CBD

Distance: 0km from the CBD
Rent average: $300/week private room

There’s no two ways about it – if you want to live in Brisbane’s CBD, be prepared to pay for the privilege.

Rooms in Brisbane City on Flatmates.com.au cost an average of $40 more per week than in any other Brisbane suburb, with renters paying a premium for the convenience of having everything right on their doorstep.

A large percentage of the rooms listed on our site for Brisbane CBD are in apartments, and to that end you’re spoilt for choice, with well over 100 options at a variety of different price points.

There’s no denying the forget-the-car convenience and lifestyle of living in the heart of the city - you’re close to Central Station, the Brisbane River and the myriad of entertainment options, multicultural eats and watering holes.

NEWSTEAD

Distance: 3.5km from the CBD
Rent average: $260/week private room

A hip foodie culture little more than 3km from the CBD? That’s Newstead, which remains one of the city’s most exclusive and popular property markets.

Thankfully it’s not quite as hard to get into as a renter, with close to 100 rooms available on our site at any one time and it comes in significantly cheaper than similar properties in the CBD.

While only small in size, Newstead is a buzzing hub of residential and retail activity, with cafes, bars, breweries and shops, headlined by the Gasworks Plaza and Precinct in the suburb’s south.

For young professionals or couples, it ticks all the boxes.

SOUTH BRISBANE

Distance: 1.3km from the CBD
Rent average: $250/week private room

South Brisbane’s demographic makeup says it all about its target market and the lifestyle on offer.

More than 41% of South Brisbane residents are independent young people (we didn’t say yuppies we swear), who are increasingly attracted to its rapidly evolving cultural scene, cafes and retail.

The suburb is where you’ll find the Museum, Conservatory and a huge number of other arts attractions, while also equipped with easy access to the CBD via public transport or a short walk across Victoria Bridge.

BULIMBA

Distance: 5km from the CBD
Rent average: $250/week private room

It’s amazing what a few hundred metres of water can do.

While Bulimba is only a short ferry ride across the Brisbane River from popular inner-city suburbs like Newstead and Teneriffe, the vibe could not be more different.

In Bulimba you’ll find far more ‘Queenslander’-style family homes and larger properties as well as a village vibe that locals love.

Relaxed yet still less than 5km from the CBD, it’s a locale that allows residents the best of both worlds and still at affordable prices.

FORTITUDE VALLEY

Distance: 1.8km from the CBD
Rent average: $250/week private room

Good luck taking a moment to relax in this part of town. Renowned for its nightlife, Fortitude Valley or just “The Valley” for locals, has become so much more in recent years.

There’s still the hive of nightly activity and revellers around Brunswick Street and Chinatown, but increasing numbers of Brisbanites are taking up residence permanently on quieter streets further to the north.

Only 15 minutes to the CBD on foot, Fortitude Valley remains the height of convenience. The average $250 per week rental bill will usually get you a room in a townhouse or near-new apartment, though there are certainly cheaper opportunities available on our site.
