Room available NOW. Large furnished 3 bedroom home + study which we use as as an extra bedroom, one street back from Buddina beach. This is our home, a sanctuary to relax and live by the ocean. We are in walking distance to Kawana Shopping World, tennis courts, high fenced yard and privacy surrounding, double lock-up garage - the garage spaces are taken for cars, but the driveway are street are safe to park + there is also some room in the shed to store stuff. The neighbours are quiet and friendly, small garden front and back of house. The room has built in cupboards ($160), internet is included in rent. Other utilities - electricity (split between housemates) is an extra cost. Our water usage is usually very low. You will share the main bathroom. We don't have air con but always a sea breeze and the house is very open. Current resident does the mowing so there are no garden expenses, but it is expected that everyone in the household contributes to cleaning products, toilet paper, general care of the property, pull a few weeds on occasion. The house is tidy, clean and quiet. We do not want drugs here at all. We don't mind if you drink alcohol and friends are of course welcome to visit but this is NOT a party house. Current residents work Saturdays and one of them works a bit from home. You will need to fill out a real estate application as an approved tenant. They will check your referees and credit history. As an approved tenant, you are approved by the real estate and us, however you do not need to go on the lease. Rent is 2 weeks in advance. I don't like moving a lot so will be here at least another 12 months if not longer. - Ground Floor so no lift and balcony is twice the size of units above and we have our own exit via the balcony. I've seen inside almost all 2 bedroom units on Kawana Island and mine is the biggest & nicest lay out. - Not noisy inside the unit or complex. - Lap pool & tennis court which are usually always empty. - Canal views and great canal pathways for exercising. - 15 min lazy bike ride to the beach. - New and modern unit and complex. - Great friendly helpful landlord. - 2 restaurants across the road so only half way on the Island and not to painful to get to. - 2 bedroom + 2 bathroom and you have your own bathroom that has the laundry in it. I don't store anything in your bathroom & only use it to wash clothing. Toilet is separate to bathroom and laundry. - Air Con/Heater in lounge which I've only every had to use a handful of times. - Bills are water, electricity and internet which are on top of rent and we would go halves. They come to roughly $30 per week per person. - Room is large enough to fit a queen bed, 2 beside tables and a tall boy and has a large cupboard. - Large linen cupboard which is all yours, I keep all my linen in my room. - Large lock up storage in garage & lock up cage at our front door which both have plenty of room. - Just come with your bedroom furniture as I have everything else. - Just had an inspection a month ago and all good.
