With hardwood floors throughout, a leafy outlook, and situated in a quiet neighbourhood, this is the perfect student hideaway. Hi peeps! :) Looking for a preferably long term housemate and soon to be friend to fill a room that will shortly be available in a unit I am leasing. Like you, I was also looking to move into a place on flatmates, however, found it hard as I needed quite a bit of room to setup my gym in a garage and a sim racing setup I'd recently built (used to race cars, now at uni, so this is my fix haha). So ended up searching for my own place to lease and after weeks of looking and over a dozen inspections, I came across this great, recently renovated little apartment and managed to secure it! Within my searches this was easily the nicest place/best location I came across for the price. :D Room details: - Bedroom has a great view overlooking a scenic gully in St Lucia, from the 3rd/top floor. So next to no neighbour noise. - Includes ceiling fan, built in wardrobe and a new air conditioning/dehumidifier unit I only just purchased today. - Currently furnished with a king single size bed, study desk and coat hanging rack at foot of bed, which the current tenant is hoping to sell onwards, but this may be negotiable to remove if you have your own furnishings too. (Updated pics with current furnishings will be posted soon...) - Room dimensions are 2.4m X 3.25m. - Carpet floor - Adjustable blinds Modern, recently renovated bathroom which is to be shared with only myself. Living area I have personally furnished with excellent condition leather couches, tv cabinet and a new 55" 4K TV, which can also have your own Netflix profile for $1.50 extra p/week if you don’t already have a subscription. I generally don't use air-con too much though to save electricity, however, the Brisbane heat has had us turning it on quite a bit during summer days if someone is hanging out in there and is also why I invested in a portable aircon for the available room for improved comfort. You'll have access to surprisingly quick internet with unlimited data throughout the apartment with the setup I've sorted with TPG, which is $7.50 p/w once split. :) I've also furnished the majority of the kitchen with mostly new appliances too, so all you'll need is your own food and cooking utensils (sauce pan/pots etc). Kitchen is recently renovated in line with the rest of the place and has a dish washing machine (which we don’t use lol), oven, electric stove top, toaster, kettle, drip dry rack, large fridge/freezer, microwave and plenty of storage space in the cupboards should you need it! The unit also has a laundry inside the apartment (sort of in a large cupboard lol) with front loader washing machine. I’ve also supplied a new iron, ironing board and apartment cleaning utilities for use when inspections arise around every 3 months. Also has a large balcony with table and chairs (not in picture), over looking the same gully you can see from your room. Perfect for an early morning coffee or afternoon chill spot. Balcony has a built in clothes line, but we also have a separate clothes drying rack out there too if preferred. The place comes with a large double car space lockable garage, however, most of that space has been taken up by my now fully functional gym and physiotherapy table as I had planned when I secured the place. In saying that, the gym is free to be used by yourself and with me being a personal trainer and hopefully future physio, I actually encourage you to use it! Haha. Maybe we can even be work out buddies? ;P Even though the gym takes up most of the space, there is still some storage space if needed and there is also a garage port outside of the lockable garage which I am offering to the new tenant if they have a vehicle they wish to store there. My car can enjoy the street lol. :) One of my favorite things about this place with me being a UQ student though, is the location! It only takes 7mins to ride my push bike to UQ, which is amazing if you're studying there like me! Or it’s only a 20min walk to UQ or 2min walk to the bus terminal that travels to and from uni or the city all day. Its great! Rent and Bill costs will be split and are approximately as follows: Rent= $220 p/w (full disclosure: I pay $215 p/w, but most furnishings in the apartment are mine, so this helps cover some wear’n’tear costs from usage) Electricity= Currently $16.50 p/w (may vary slightly depending on use) Unlimited Internet= $7.50 p/w (Optional) Personal Netflix profile = $1.50 p/w Water is included in rent, as long as usage is kept under 200L per day per person (we have never gone over) and there are no gas fees. This home is ideal for anyone wanting to move in to a comfortable, ready to live in place, where you don't have to outlay any further costs, besides furnishing your bedroom if you so wish. Only rules are basically to clean up after yourself, keep the place relatively tidy and try to be respectful of excess noise if others are sleeping or studying... And watch movies and maybe a bit of UFC with me every now and then. If your female, don't worry about the last one... Unless your into that of course? :P A sense of humor goes a long way too haha. When it comes to term of stay, I am looking for someone that wants to stay for the minimum 12 months, which is the term of the lease. Unfortunately our property manager and owner is not fond of frequent tenant change overs, so we can not do 6 months I’m sorry. Location, Location, LOCATION!! Yes, this house is perfectly located if you're a UQ student. Being able to walk everywhere was both a money and time saver. This house is a 7 minute walk away from the UQ Chancellors Place bus stop (according to google), but I'm determined you can do it in 5 minutes. You could also walk to Hawken Drive in 2 minutes. House Amenities I'll just list the cool features that are all included in the rent below: - Washing machine - Drier - Large shared kitchen - Modest backyard - Dining room table and lounge area - Long driveway and front parking - Two bathrooms, one of which was renovated - Fans in almost every room (incl. my room) Smokers I'm personally not a smoker, but the back porch is smoker friendly. I should emphasise that if you are not a smoker, you will not be affected by this unless you go outside and sit with the person that is smoking. Kitchen These are two monstrously large fridges in the kitchen, and so you will have ample space to store your food. There is also a microwave, oven, toasted and everything else a conventional kitchen would have. Lounge and Dining Room There is a large dining room table surrounded by chairs, as well as a comfortable dining room for if you want to chill out and watch TV. Internet and Bills There is unlimited internet with good reception in my room. Bills are not included in the rent, but work out to be really cheap when divided between all the housemates. The Room Mine is the only room with a double bed. There is good closet space and a nice desk to study at. I'll be leaving most of what you see in the photos, but will be taking my personal TV and record player. There are two large windows, and so the room gets good ventilation.
