Hi guys & gals, I have a room that will be available around early Feb 2026, on a 12 month lease with myself, Grant (can't do shorter term sorry).
I have just uploaded a video tour of the apartment to the flatmates advertisement, but it appears you need to send me a message first, in order for me to send it to you. This video will be a great place to start before an inspection, since the apartment would appear in person almost exactly as you see in the video. Then, if you are quite confident that you would be happy with the place, after also reading my description, then please feel free to contact me again to see if I am available for a first hand inspection and chat. Regarding this unit, I previously inspected about a dozen places before I found this one, and the location, building complex and apartment, was far nicer than any of those listed at a similar price. I’ve been happily living here now for nearly 6yrs, with the current housemate only moving out due to a last minute decision to move in with his girlfriend & wanting to do some long term travel this year. With that said, the finer details are as below.
The iconic "Barrymore" complex:
- ground floor unit with your own huge, fully fenced, professionally maintained courtyard/garden to view and relax in (no pets sorry, but we do have an exceptionally friendly neighbor's cat, Amber, which regularly drops by)
- large undercover outdoor area with coffee table, chairs & tumble dryer, & bicycle storage rack
- secure complex with security screens, intercom and more privacy than most apartment complexes, with minimal close range neighboring complexes
- excellent location! Only 12min walk/4min push bike ride to UQ and 1 block/3min walk to mini supermarket (once it is rebuilt early 2026) and fast food stores (landmarks highlighted on map pic). Bus & ferry terminals to UQ or city also nearby. Electric Lime scooters also always available nearby.
- safe street parking is available on Brisbane Street if you have a car. It is one of Brisbane's widest residential streets I'm told.
- large, open living area, with split cycle air-conditioner and ceiling fan. Personally furnished with leather couches, a small window corner work desk, PS5, and a new 4K 75" 144Hz TV with Dolby Surround Sound System, which are all available for you to use (upgraded TV not shown in pics sorry)
- your own private bathroom, with combined shower/bathtub, toilet & basin (shared washing machine within)
- New WIFI 6E modem with unlimited NBN500/50 internet data
- double layer brick walls allow a quiet environment and keeps the place well insulated in winter and summer
- fully furnished kitchen, with microwave, oven, electric cooktop, large fridge, basic plates, cutlery etc, and plenty of storage space in cupboards (you’ll just need some basic cooking utensils, such as a sauce pan. If there are any additional utensils/appliances needed that I don't already own, then it will be your responsibility to purchase them yourself). Kitchen also has a dishwashing machine, but I don’t use it.
- new washing machine, built in outdoor & 2x undercover clothes lines and ironing utilities (+ tumble dryer outdoors)
- all cleaning utilities supplied for use, such as vacuum cleaner, brooms, mop, gloves etc.
- Exclusive access to a Commercial Grade Gym!
This deserves its own paragraph, as I've only just recently finished renovating/building my $25K+ rehab/personal training gym/studio in the double lock up garage, for use within my newly formed small company. I currently train 1 client while working a 0.8 FTE role as a PT/OT/Speech Therapy Assistant, and am slowly beginning to ramp up how much work I do in here, such as filming my 1st YouTube video over the next couple weeks. Nonetheless, you may use the gym for your own exercise sessions too (we may need to discuss workout timings, but no biggie), and you'll get your own personal trainer/almost qualified physio included for 24/7 advice (yes, me lol). It'll hands down be THE best gym you'll ever find in a rental apartment and if you can't tell, I'm a tad proud of it haha.
Typical commercial gym prices in the area range between $15–40 p/week, and this setup offers privacy & convenience (no peer judgement, no travel, no waiting for equipment), which can’t be offered at public commercial gyms. With that said, please make sure that you would be ok with the occasional client entering and exiting through the side entrance gate, which would mostly be during typical work hours. I've gone to extensive lengths for minimising sound disturbances too, as it is intended and critical, that you (and our neighbours), can continue to live peacefully, as per the usual home living expectations.
Bedroom details:
- good size 2.9 x 3.7m room, with built in wardrobe and lots of natural light from the sliding door that opens to the back yard/gym
- split system air conditioner and ceiling fan
- curtains on sliding door and carpet floor
- OPTIONAL furnishings include double bed (can include linens), bedside table (not in pics), 120x50cm study desk & office chair (see pics of previous housemate room arrangement, showing 3 of the 4 mentioned furnishings)
- this point is not specific to your bedroom, but it is worth noting that I have recently added another small desk to the corner of the living area, which you may turn into a 2nd work/study space, if you would prefer to get some natural light and take in the peaceful view of the garden while you work. Just keep in mind that it is still a shared living space though.
Rent fee: $390 p/week
Additional utility fees: $30 p/week
- includes NBN500/50 unlimited data internet and electricity (may vary dependent on usage/rate increases)
TOTAL P/WEEK (paid to me): $390 rent + $30 utilities = $420.
(PLUS any occasional shared apartment/living consumable costs, such as replacement light bulbs, dish washing detergent etc, will also be split, as required)
Full disclosure: I pay $310 p/week, but 95% of the furnishings/utilities in the apartment that you'll use, are mine, so this covers some of the wear'n'tear costs. However, I have also worked hard to accrue these rent savings by being a clean, reliable 6yr long term tenant here, as my realestate agent tells me the apartment could easily be $100 p/week higher. Those who have researched the Brisbane rental market will know that this price is great value, considering what the apartment offers & it’s location. E.g. the apartment above me is currently over $800 p/wk & they don't have any gym, private yard and likely several other amenities I've mentioned above.
Few simple, but important rules:
- Absolutely NO smokers. As is stated on the lease agreement.
- No home parties sorry. However, occasional small friend gathering is cool.
- Maintain and clean up after yourself. This especially applies to the kitchen. I.e. clean up any noticeable food dropped/spilt on bench tops or the floor during food prep. Wash plates/cutlery once finished with them.
- Try to be respectful of excess noise if others are sleeping or studying.
- Can use AC whenever you feel necessary, but please try to use them economically (E.g. low fan speeds, closing doors). Within reason, try to use ceiling fans first to save energy when possible.
- Smile and don't take life too seriously haha.
This home is ideal for anyone wanting to move into a quiet, comfortable, ready to live in place, where you don't have to outlay much further costs, besides furnishing your bedroom, if you so wish.
PLEASE NOTE: Anyone applying must be prepared to sign on to a 12 month lease, due to the terms of the contract, which must be approved through the real estate/owners before any acceptance to moving in is granted. This one is out of my hands sorry. Also, bond, rent & utility fees, are all paid directly to me, and I pay the realestate & 3rd party utility suppliers, on your behalf, since I am the primary gaurantor of the apartment. Thank you. :)

You're probably sick of reading by now, but here is a bit more babble about myself and the sort of person I'm ideally looking for.
I'm a single, 40yr old and consider myself to be a mostly introverted person, as I tend to mostly keep to myself when not working or studying. In saying that, I am always friendly, willing to help on a call, happy to have a chat or hang out and can be a bit light heartedly cheeky to those I become familiar with, such as my housemates haha. Having said that, I am also very conscious of giving people their space and quiet time. I am currently very busy with my work at PA Hospital & working on developing my own small business. So, if you don't want to live with a loud, ultra social party person, then I'm your guy lol. Ideally looking for someone of the same happy, friendly and goal driven nature.
I'm originally from the country town of Dalby, which I occasionally head back to for short periods, to catch up with family. I moved to Brisbane nearly 10 years ago to follow my car racing/competitive drifting aspirations that I had been doing for several years. However a couple of years after moving, I figured I needed a change in direction and hence, decided to take on the 6yr journey of studying to become a Physiotherapist, which I am also currently in the process of trying to return to completing clinical placements for, within my final year of the degree.
Some of my interests/procrastinations that help keep me sane amongst all this work haha, are following UFC events, going hiking, watching the odd movie/TV shows, go karting, and a bit of sim racing on my custom built driving simulator rig (which is beginning to cost as much as my real race car did haha). I’m thinking about starting kickboxing or Brazilian Jujitsu, buuut hasn’t happened yet lol.
Anyway, I don't smoke & rarely drink or party these days, but if I do, it's usually only for a work function, but always away from home. Generally, I live a fairly uneventful, hermit like life while working, and I love it haha. x)
