Brand new house with full new high end appliances.

Living by myself at the moment (26yo male owner occupied), second bedroom used as my office as I run my own business and work from home. Room for rent is at the back of the house separate from everything else and has full access to the main bathroom which will be yours to share with any guests (includes bathtub and large shower with lots of storage). Bedroom comes with a full built in robe and a queen bed. Also have a ton of overflow linen cupboards right outside your bedroom if needed. House is ~145sqm so plenty of room for 2 people and also has a moderately sized backyard with some grass and high fences.

House has a full alarm system and will soon have security cameras also. Curtains unfortunately don't get installed until mid Jan (so just using covers atm).

Generally pretty quiet but am in and out of home lots during the day due to my work, otherwise I gym regularly and try to live a pretty active lifestyle. Ideally someone in a similar age range who is fairly social but also like my own space too.

Not accepting pets at the moment as everything is brand new, but will probably get a dog within 12 months.

House is on a community title so there are some extra rules that come with it - the main being that you'll likely have to park on the street during the day - able to park infront of roller door overnight.

Looking for probably a 50/50 split on utilities but open to negotiate.
