I'm hoping to split the 12-month lease of a rental property I've just moved into that's a 10-minute walk away from free transport in and out of Adelaide's city centre.

I am a 25-year-old professional, working full-time who has bought a new fridge, installed a dishwasher, picked up a range of brand-name appliances, got a television, couch, and furniture for us to share.

This isn't just one room in a sharehouse filled with multiple people; it's a smaller room in a two-story property shared between myself and a lucky applicant looking to scoop this up.

It's $275 a week ($550 between the two of us) with $1,100 bond (I paid $2,200 straight up), with utilities excluded (i.e., gas, electricity, water and WiFi). However, all utilities are set up and ready to use.

I'm looking for someone with a good rental history, reliable income and affordability stream who likes movie nights, respects the property rules and shares a commitment to civility.

About the flatmates

A perfect spot within walking distance to free and easy city transport. I will try to furnish the house to the best of my abilities prior to us both moving in, but your bedroom is your own sandbox to populate with everything you own. There are a couple of wardrobes that will be in there, but this is the place to be if you need a sociable and well-intentioned housemate and don't want to bunk with four other people at twice the price. If you have a bed, you're sorted.

I would prefer singles to couples and we need to abide by strata rules. If you want to make a friend for life, live life on your own terms and create a home through your early career... Welcome home!

I'm a pretty shy dude who has lived with a uni friend for three years. I'm always down for a drink and video games, but I work from home twice a week and work full time from 8-5-ish.

Let me know what you think! Other bills include electricity, gas, water and the internet. It's split evenly. I'm happy to split the lease with someone for 12 months.
