A fully furnished room available for a female only (Bedroom 2 on the plan). It comes with wardrobe, desk & bookcase along with other furniture and has a pleasant outlook onto the front yard of the property.

The home is very cool in summer as all rooms have ducted air-conditioning (including bedrooms). There are almost new appliances throughout (Washing Machine, TV etc) and there is a PuraTap water filtration system installed. There is also a full bathroom plus a 2nd toilet (see house plan).

Cleaning of the house, carpet and gardening is included.
Bills are not included but Telstra NBN25 WiFi is included in the rent.
Gas, Electricity and Water Bills are each on a 3 monthly cycle and average around $25/week/person over the whole year with normal usage.

The home is located in Rostrevor adjacent Magill and is within walking distance of the Magill campus of Adelaide Uni. The H30 bus feeds directly into North Terrace (City) from Magill Road which makes access to the Adelaide Uni campus's in the City CBD very easy and about 25 mins away in off-peak times.

It is a very comfortable and tidy non-smoking home. I am looking for a quiet and respectful house proud female student who requires clean & comfortable accommodation and who can stay for a 12 month contracted term.

My home is definitely not a party house and I do not encourage a lot of visitors as I am busy with my work.
Please note that my home is not suitable for any type of 'work from home' situation.
