About the property
When I walk into the house during the day, I have a sense of space and light; not because it is a big house. It is comfortable and not closed in. There is a separate dining and living room.
There are two external 'rest and recreation' areas: a back deck and a small courtyard at the front.
It is in a great location: close to the Jamison Centre, Belconnen Town Centre and bus routes.
The EER rating is 0 stars (issued May 2025) and on that basis does not meet the minimum energy efficiency standards.
Please note that the ceiling insulation was subsequently upgraded in July 2025 with a total R-value in excess of R-5.0 (as per statement issued).
There is an electric heat pump for hot water. Gas for heating in winter and electricity for everything else. Each bedroom has a reversible ceiling fan with remote control. There is a split air-conditioner in the living and dining rooms.
You will need to organise your own internet access such as a prepaid dongle and your own bedding and bath towels.

About the flatmates
I'm looking for up to three housemates.
I'd like to share my home with housemates who want a peaceful coexistence, are considerate of others in keeping common areas clean and tidy and aware of what needs to be done (using common sense and experience) to keep the house ticking over e.g. taking out the rubbish and recycling, observing the quiet times when people need to sleep, work etc.
No e-mobility equipment such as a bike or scooter can be charged in the house. There are external power points.
You are not expected to help in the garden or household maintenance (but happy to work together if you wish).
Bills are shared on a pro-rata basis: electricity, gas (for heating), water and sewerage as well as the purchase of common items using by the household. You will need to organise your own contents insurance.
Home is expected to be a safe haven.
No smoking, no drug use, no pets and no children (apart from visitors).
