Spare Room available in a 3 Bedroom Townhouse (I sleep in one and use the third bedroom as a study with headphones so as not to disturb others.)

The Room is fully furnished with a double bed; bed side tables; inbuilt wardrobe, TV (with DVD player), Reverse Cycle Air Conditioning and a chest of drawers. It has an Ethernet port for high speed internet (Fibre to the Home) Wireless Internet is also available (included in the rent.) A spare laptop can be supplied if required.

Suitable for a student; commuting worker from Sydney/regional areas; someone setting up in Canberra as a temporary thing, temporary accommodation or long term rental.

There are two bathrooms (upstairs and downstairs) both with a Shower and toilet (Continuous Hot Water). The upstairs bathroom also has a large Bath, the downstairs bathroom has a washing machine.

Cooking is with Gas Stove or Air-fryer.

There are two main living areas (living room; and Sunroom - both insulated containing a reverse cycle air-conditioner)

Living Room has a TV, with a few gaming consoles that you can play.

Small Courtyard out the front and backyard out the back. Both sides have power so you can work from home in the open air. The backyard backs onto a Golf Course so is a nice quiet secluded area.

Townhouse Estate includes swimming pool and tennis courts with BBQ area (BBQ in the backyard can also be used as well)

Bus Stop to Amaroo & Gunghalin Place where there is a Tram is located just outside the estate (a 5min Walk is another Bus Stop that goes from Gunghalin to Belconnen)

5min Drive to Gunghalin (10min Bike Ride or 30min Walk), 20min Drive to the City (45min Bike Ride), or 15min Drive to Belconnen (45mins Bike Ride)

Parking is off street reserved parking spot out the front of the property.

Other tenants of the town house are 2 cats.

Bills are Water, Gas, and Electricity that are quarterly

Payment of Rent can either be weekly or fortnightly.

The property complies with the minimum ceiling insulation standard.
