OLD HOUSE.
Do not expect a display house for this price (which includes bills and shared use of everything in it, plus a dedicated fridge and bike) in this location. It isn't.

Private room, fully furnished. (12.25sq m - 3.5m x 3.5m).

PRIME LOCATION  - Quiet, safe, close (walking distance) to all transport (trains, bus, 70 and 78 tram) supermarket/shops, cafes, pubs, parks and all other amenities.  300m-400m to everything.
About 1.5km to Epworth Hospital, 2.1km to ACU, 3km to Kangan TAFE and the CBD.
Onstreet, 24/7 'Permit' parking. You apply to Council for a Permit and pay the appropriate fee. (Permits are NOT transferrable- you get a sticker with your car's rego on it.)

HOUSE:
Not new, or modern - it is VERY old, built in the 1850's. And VERY small, retaining its original built footprint. But don't worry, the toilet, bathroom and laundry are all indoors these days!! 
It's a very quaint cozy and quirky heritage place. There are 3 bedrooms total.

A WHOLE complete room, all to yourself (no couples) for $370pw/$1607.73pcm, including BASIC bills - if electricity or water usage costs spike wildly after you move in, you will be asked for more.

Decorated vintage style - discrete wallpaper -with high ceiling, polished floorboards, and window for natural light and ventilation (NO view, however.)
Completely furnished - single bed, wardrobe, small table/desk, chairs and more..
You also get the exclusive use of a 150 litre fridge, a bike and helmet thrown in!

RENT:
Rent is payable always in advance and receipts are issued. That means students can claim benefits, if eligible for them.

Includes bills for gas, 'basic' water, and ONLY 'fair use' of electricity. It covers SLOW internet, not suited to gaming or streaming. It is a SLOW plan, that ONLY suits emailing and surfing.
***NOTE: The internet - although it is NBN - it is completely unreliable suffering frequent and repeated network (and sometimes power) outages in the whole neighbourhood. It is OFF-line nearly more than online.***
(NBN are incapable of fixing it. We have tried for years.)

HOUSEMATES:
2 others - adults, aged 45 plus who get on well with all age groups and nationalities. Singles, not partnered or into hook-ups.

YOU:
- ALWAYS 100% DRUG-FREE, non-smoking, non-vaping.
- No pets. Unpartnered, not into hook ups,
- independent-living/self-sufficient mature-minded to maintain the current household dynamics,
- Respectful of privacy, schedules and noise levels
- Student, shiftworker, 'new arrival', or WHV, looking for basic, cheap accommodation with bills included in a quiet and prime location.  
- Employed (or with adequate savings or guaranteed and reliable regular stable income),
- Clean up after yourself and WILLINGLY SHARE ALL regular house chores.
- Flexible, respectful, careful with other peoples' belongings, able to make compromises and can communicate.  

Depending on your intended stay length, a "Utility Bond" of $370 may be payable, as some previous housemates have run up huge power bills and left without paying their final share of the Electricity. A legit receipt will be issued for the Utility Bond. It will be refunded at the end of your residency or can be credited to your last power bill-share, with any balance of funds returned to you.

PLEASE: NO PETS (we have wildlife - possums, lizards and birds - living in our yard) or COUPLES - the room only has SINGLE BED.

About the flatmates

We are older people (45 plus, non couple) who get on well with all ages and demographics.

Quiet-living people, omnivores, non smoking, non partying, no substances. Study, work and volunteer.
We're friendly, clean, non-aggressive, considerate, kind, thoughtful, not into creating class divides or dramas, but generally keep to ourselves doing our own things. We know how to make compromises and talk over any issues without yelling or demeaning the other party. We like to have a laugh, but not at anyone's expense.

Absolutely love deep, creative or spirited conversations not small talk or discussions about 'reality' TV or soapies. World politics. the environment, and history are our go-to's.

We enjoy helping International WHVs practice their English language fluency, without being overbearing...patience is one of our skillsets! and of course, learning a few words of a new language is a bonus!

Simple- and frugal- living right into reducing 'consumption'/ waste minimization, recycling, repurposing, upcycling, passivhaus climate control, and all sorts of eco stuff.
We rarely eat out and minimize chemical use around the house as I have a SENSITIVITY / ALLERGY to alcohol (including some perfumes and cleaning products that contain it)

Housemates would therefore need to be (very) occasional drinkers at home and non-partiers as even the smell of certain alcohol can sometimes trigger symptoms. I also have sensitivity to CHILIES.

We are a no pets household, as we have visiting birds and wildlife (possums and the odd rikali (native water critter) Occasionally, the neighbour's cat may come to the back yard, but his humans are now limiting his explorations after he caught one of our wild birds (the poor old bird survived)
