Reason for leasing: Brother moving out and I am looking for a house mate

Property description:
- Your room (see photos): 1 bedroom with ensuite bathroom and wardrobe
- Shared area: Living, dining, laundry, and kitchen
- Property also includes a second bedroom (not ensuite), study, and bathroom (which I will be using)

Furnishing and amenities:
- Shared area will be fully furnished (TV, couch, dining table, kitchen appliances, washing machine, etc.)
- Property has aircon and heater
- Property has access to several facilities via the Lord Wellington Club including a swimming pool, fully equipped gym, and sauna
- Property has one allocated parking spot underground (which I rarely use)
- For your room, you can choose it to be unfurnished, or you can choose to buy the furniture off the prior tenant (my brother). The furniture would include a queen sized bed frame and mattress, desk, and chair (see photos noting the pillows, doona, and computer screens are not included). This will cost a total of $400 if you choose to purchase

Finances:
- Rent is split evenly and is $1,651 p/m ($381 p/w) per person
- Utilities and internet are split evenly. Monthly average per person is $75 for utilities and $40 for internet
- Rental bond of $1,380 will be paid before securing the lease
- One-off lease change cost of $83 (to get your name onto the lease)
