The current flatmate is relocating earlier than planned, so I’m helping to find a replacement tenant for her room.

The room itself can be taken unfurnished. The outgoing tenant has existing furniture (bed, desk, sofa, TV unit), which she is offering to sell. This is completely optional and would be arranged directly between the outgoing tenant and the incoming tenant.
The lease runs until 14 May 2026, with the option to renew for another year if all parties are happy. The lease transfer will be completed formally through Ray White.
