I have recently purchased an old Edwardian house in St Kilda East and am looking for someone to rent the second bedroom

📍Location: St Kilda East (border with Armadale)
🗓️Date available: 31 January (6 months minimum)
💰Rent: $350 per week (bond: one months rent)
💡Bills: Gas, electricity & internet (split equally)
🏡House: 2 bedroom, living area, bathroom, large yard, off street parking
🛏️Room: the room for rent is at the back of the house, it has a large built in double wardrobe
🛁Bathroom: shared bathroom, shower tub with a washing machine and dryer
🚃Transport: 2 minute walk to trams 5 & 64, 15 minute walk to Armadale station, or a a short tram ride to Windsor station
🍻🍕Restaurants/bars: 4 minute drive to Chapel Street or a short tram ride, 10 minute walk to the Orrong Hotel pub
🛒Supermarket: 2 minute walk to Woolworths Metro

The house is over 100 years old so it has high ornate pressed metal ceilings, original floor boards and fireplace, with a large mature tree out the front. There is heating and cooling too

The house will be fully furnished (I have everything in storage being delivered the week before) so the furniture will be different to the photos. The room for rent will be unfurnished.

**I will be renting the small room at the front as a single room short term-ish at some point soon

💁‍♀️Me: 32 year old female. I work in corporate and am in the office everyday. I keep to myself during the week but am social for a dinner or wine on the weekends, beach day etc. I have lived with housemates before so understand and respect others space

You: similar age (late 20's/early 30's) strictly female only who has a similar lifestyle, respectful and clean

**no pets, couples or smokers
