About the property
The house is in very central Balmain, close to shops and transport.
This studio room is within a large house which has a family of 3 living on the two levels above.
You will mostly have the space to yourself and your bedroom is lockable.
The kitchenette and bathroom are for your use only - you have your own microwave, fridge, washing machine and dryer.
The kitchen has everything you need plates, cups, saucepans etc.
The bedroom has a single bed, a lounge chair and a table and chairs.
We will move through the common area to go to the car park - probably around five times a week.
There’s a storage area we access but it’s separate to the bedroom/living and that will be a few times per week at most.
There is a small back deck - this can be used from 9am to 10.30pm - but absolutely no smoking within 15 metres of the property.
We’re pretty easy going and you’ll have a lot of privacy.

Please note we also have two small dogs who while not going in your room are in the house, they bark so if you’re fearful of dogs, this one isn’t for you.
