I am a master's student at the University of Melbourne (UniMelb). Looking for comfortable accommodation for an extended period. Commute by public transport should be within 30 minutes.

* Budget: Approximately $300/week (negotiable depending on room conditions), including utilities (water, electricity, internet).
* Rental Period: Available from July 13, 2026 (Monday).
* Location: Within a 30-minute commute to the University of Melbourne(Parkville).

Requirements:
* Room: No shared room; private room required.
* Bathroom: Shared acceptable; ensuite or private bathroom preferred.
* Facilities: Air conditioning (heating and cooling), kitchen (for cooking), refrigerator, washing machine, stable Wi-Fi.
* Parking: One parking space required (garage, carport, off-street parking space, or on-street parking).

No smoking, no drinking, no bad habits, no pets, clean, and with a regular lifestyle. Has a good rental record, always pays rent on time and maintains the property well. Easygoing and respectful of others, I believe I could be a great tenant and roommate!
