Three bedroom house, simple but clean and sound, in a good location in Boondall:
Large, concreted parking space in the front yard: off-road parking, lovely, grassy garden in the back (with storage shed, mango tree), which can also be used for a vegetable patch.
House is fully furnished: bed frame, mattress, study table and desk lamp, plus shared washing machine, family fridge, dining table, washing machine, kitchen appliances (including air fryer, kettle, toaster oven, microwave), TV, new Mitsubishi air con in every bedroom and living area, Netflix and AGL broadband connected.
If you want it, please ask me. I want everyone to feel comfortable at home. I have a 12 month lease, which I renew every October 26 and have a good landlady / owner, too.
Room has built in storage, plus additional storage in the hallway, all bedrooms are at the back of the house and quiet. Large patio. Quiet neighbours too, owner lives nearby if anything needs fixing and the bank of trees (front photos) absorb most of any traffic noise. Bedrooms are quiet, next to the back garden.
The rent includes everything: accommodation, electricity, water, Wifi, Netflix, gardening and general house maintenance, plus incidental consumables e.g. garbage bags, toilet paper etc.
Property is close to:
North Boondall train station: Shorncliffe/ Cleveland line (6 minute walk),
310 bus (5 minute walk to bus stop),
shops (including Fresh and Save Food Warehouse Deagon, Cabbage Patch Supermarket, and, if you're into it: KFC, Hungry Jacks, all about 2 kms / 7 minutes by car),
Taigum Square (including Woolworths, Post Office, Supercheap Auto and Big W): 2 kms and via 335 bus. Aldi and Coles are also close.
The M1 / Gateway Motorway and Boondall Wetlands are all only 7 minutes away by car.
We are a couple of quiet, working, mature age men and seek an easygoing, clean and compatible person.

Hi, I'm Andrew and I believe in common sense and simplicity:
My current flatmate, Douglas, is shifting out, at the end of December, into a friend's house, closer to his work in The Gap.
I'm seeking a housemate for the one bedroom that will be available then.
The other flatmate, Isaac, is a barista and works near the BNE airport.
I work hybrid: in the city and from my bedroom, am an older guy, have lived and worked abroad in both Europe and Asia for many years, now living a simple and peaceful life, back in Brisbane.
I suppose I seek a similarly minded tenant: easy-going, clean, quiet and respectful of others and mature about sharing and maintaining common spaces.
Actually, although I'm a teacher (of adult, international students), I mostly keep to myself when at home (e.g. after work on weekdays: in my bedroom), and often out and about on weekends.
In other words, the lounge/ living space, garden, patios etc will be mostly unused by myself, so pretty much all available for you, most of the time. Isaac, similarly is either in his room (watching Netflix ; ), at work or out with his family.
So the house is often "empty" and certainly quiet, on both weekdays and weekends.
NB I have an 8 year old daughter (grade 3 in January 2026) who usually spends weekends with me, but we're often by ourselves or outdoors. We and Isaac are all low maintenance people.
Other than that, it would be easy to just have a direct chat or a coffee nearby, so we can get to know each other and decide if this would be a suitable fit. In any case, especially given the very difficult nature of the rental market, good luck and best wishes.
