THE HOUSE
- Brand new 2 storey townhouse (built in 2025 so we’re the first to live here)
- We have almost all the communal furnishings you'll need (Julia's only taking a couple of shared items with her), but still space for your things too
- On a super quiet street, walking distance to the 86 tram and Thornbury train station
- It’s easy to keep clean and tidy, so it's nice and low maintenance
- All rooms and the living room have AC for heating/cooling
- You’ll be sharing the main bathroom with Meagan and there’s a second communal toilet/powder room downstairs too

THE ROOM
- Has a built-in wardrobe
- Reverse cycle air conditioner (cooling/heating)
- Unfurnished room, suitable for a double or queen bed

BONUS PERK
- There's also a 4th room that is used as a study (comfortably fits two desks plus any other furniture)
- The whole room (including the storage space in the built-in wardrobe) is shared between yourself and Meagan. As Meagan works at the hospital 5 days a week, you'll have free rein of the office space during the work day, so it's ideal if you have WFH days.
- It also fits a single mattress, so it can double as a private room for the occasional guest to stay.

THE VIBE
- It's a peaceful home that we like to retreat to after work (so definitely not a party house) and it can be a bit on the quiet side during the week, but definitely a friendly space.
- We like each other’s company and enjoy a good chat/housemate hang, but are also super respectful of each others space/time/individual needs etc

THE LOGISTICS
- The room will be available around the 22nd of February but there's some flexibility on the exact move in date if needed
- Rent is $1,325.17 pcm
- Bond is $1,390.33 (paid to our outgoing housemate) + half of the admin fee to do a lease transfer, as you'll be added to the lease

GOOD TO KNOW
- Close to all the beautiful/convenient draw-cards Thornbury/High St and surrounds has to offer
- Ample street parking (no permit required)
- No pets and no TV in the shared common area
- Bonus points for anyone who'd be bringing a good vacuum cleaner, a sofa, and some new plants (or willing to contribute) :)
