SEEKING
Looking for a large, unfurnished room in Greater Newcastle for a minimum six month stay.

These are my general preferences but I'm flexible with the set up if it's somewhere in the ball park.

ME
I’m a 39-year-old ecologist relocating from Victoria to Newcastle in early April. I like reading, sewing, cooking and hiking.

My work will be mostly from home. Long, quiet hours in my room writing code.

I'm not otherwise a homebody, I will be out hiking, exploring the ecology of the Hunter region, running errands, and generally living an active, social lifestyle.

I batch cook every few days and on days off I might try a new recipe, make a batch of homemade pasta or cook a roast. i.e., I make liberal use of the kitchen, but not every day.

I don't often bring guests home, preferring to socialise at the pub, park, while playing sport, etc rather than host. I've no issues with guests, it's just a personal preference not to host myself.

I have a fairly direct communication style and appreciate the same.

I'm easy to get on with, respectful of communal spaces, and do my dishes. I neither smoke nor vape. I'm very well-versed in pets, if you have them. And I have a van, which comes in handy for moving furniture or bulky items.

YOU
I’m looking to live with one other person, around my age, give or take 5-10 years, who is working and maintains an active life outside the house. Male–female sharehouses are an easy dynamic for me, though I’ve also had great experiences pairing up with other practical, independent women.

I'm open to other set ups, if the fit is otherwise great.

THE VIBE
Independent lives, but a collaborative home. Happy to chat but respectful of the other's space and alone time. Able to collaborate on solving issues if they arise but generally flexible and preferring to go with the flow.

A housemate with a high focus on politics and/or partying is not for me. A porch chat about a podcast or an evening work/life debrief across the kitchen bench - these are more my pace.

I want to be friendly but not friends with my housemate, in the sense of sharing a social network. I think this is the more robust and sustainable set up.

THE HOME
Bedroom: Unfurnished large. Window not facing a busy main road.
Location: Flexible, a quiet area within Greater Newcastle.
Bathrooms: Flexible, prefer own bathroom.
Laundry: Has washing machine.
Internet: A good connection with unlimited download is a must. Excellent if high speed FTTP.
Parking: Free parking is a must.
Garden maintenance: Low to zero.
Lease: I would prefer not to be on the lease.

INTERVIEW AND INSPECTION
I would like to have a place sorted in advance and am available for zoom inspections/interviews when it suits.

I have a month or so to find a place so I prefer to wait to find a good fit rather than rush into something suboptimal for either of us. I'm targeting a move in date of April 20.

My current real estate agent can provide a reference.
