The single room is $150/week - Vacant Double room is $165/week - Vacant Extra Large Room is $180/week - No longer available. This price includes rent, utilities. Each tenant is expected to do a minimum of an hour a week to contribute to the cleaning and gardening. If the tenant choose to, they are welcome to pay an extra $15 per week and not do any cleaning and gardening The Room The rooms are comfortable. Furniture is optional. The rooms have an evaporative cooling duct, a fan and key lockable door. The extra large room has a digital inbuilt arial as well. What's Covered Utilities include electricity, gas, water, unlimited wireless nbn complete optical fiber internet (as opposed to the cheaper NBN with the cooper to the door) Netflix and fetch TV. There are not extra bills to pay. Cleaning Everyone has a designated job that takes roughly one hour a week. In addition to this everyone has a daily job like sweep the kitchen floor. For those that do not want to clean this can be done on your behalf for $15 extra per week for the hour. Option to Work The option to work for extra cash is available to tenants. $15 per hour is paid. Jobs may included cleaning, gardening, handy work, cleaning pet cages and more. The House The house has been renovated recently and is comfortable with new modern appliances. It has Air conditioning, evaporative cooling throughout the house, ceiling fans, 2 portable air conditioners, gas heating, gas cooking, gas hot water, modern cooking equipment a luxury spa bath and more. The Back Yard The back yard needs a bit of work done to it. Paid work is available to the tenant to clean up and maintain it. I have a cat, fish, birds and chickens that supply fresh eggs. Besides the cat all the animals are in cages. Although the pets generally stay outside and in cages, a pet tolerant tenant would suite the place. Pets are negotiable Location and Transport The house is central to three shopping centres: Tea Tree Plaza, Golden Grove and Ingle Farm. Several buses are readily assessable and are caught around the corner within 100m from the house. There is off road parking for those with a car. The Atmosphere The house is friendly but not a party house. No illegal substances are welcome on the property along with no excessive drinking or substance abuse. Household members are expected to treat each other with respect and with a mature responsible attitude. The house is to be each household members home and everyone feeling comfortable is a priority. There are two rooms which are available for rent. Both rooms have built-in wardrobes, a mattress, and a study desk, however they can come unfurnished if you have your own furniture. The larger room is being rented out for $135 a week, and the smaller room is being rented for $115 a week bills inclusive. Electricity will be covered to a maximum of $350 per quarter with any additional costs being divided between the number of tenants. The house has unlimited NBN for your free use. The house is a 70's town house. It hosts two toilets and one bathroom. The house is at Adrian Street, Ingle Farm and has a good location: - Suitble for people studying at Mawson Lakes and City. - 6 mins walking to Ingle farm shopping center with Coles, Kmart, etc. - 8 mins walking to bus stops with 501, 502, UniSA free shuttle bus, etc. + 20 mins to City via oban and 12 mins to Mawson Lakes - Other buses with short walking distance are 203, 202, 229, 209, etc. (2-8 mins walk)
