We have a totally self contained and private granny flat to rent on our beautiful acreage property in Holgate-Matcham. Conveniently located just 5 minutes drive from Erina Fair, and within walking distance to buses and Erina Heights IGA and shops. The flat has a living room, a separate kitchen, a laundry cupboard with washing machine and sink, and a separate bedroom with built in wardrobes and an ensuite with shower, sink and toilet. It is currently fully furnished including washing machine, fridge and bed. It has a reverse cycle air conditioning unit. We are looking for a responsible, quiet living and trustworthy single person to rent our flat. We cannot take anyone with pets or children. Rent is $350 / week including bills (water, gas, electricity). The WIFI doesn't reach the granny flat, so you would need to get a WIFI dongle or tether your laptop / tablet to your phone data. Good news is that we're in a Telstra 4G area, so speeds will be good. 1) Rental Term - minimum rental term is 3 months, and we require 30 days notice if you want to end the tenancy 2) Rental Payment - rent must be paid in advance, happy to discuss whether monthly or weekly payments work best for you. 3) Bond - the bond is $1000, we will give a receipt for this, and it will be returned at the end of the tenancy unless it's required to cover the following charges:- the reasonable cost of: repairs: if you, another occupant or a guest has damaged the premises or goods leased with the premises (other than fair wear and tear) cleaning: if you have left any part of the premises not reasonably clean replacing locks or other security devices: if you have altered, removed or added these without consent. rent or other charges you owe under the tenancy agreement. 4) Tenancy agreement - we will ask you to sign a tenancy agreement, this will be a standard government form, to ensure we're all aligned - http://www.fairtrading.nsw.gov.au/pdfs/Tenants_and_home_owners/Residential_tenancy_agreement.pdf While the above probably seems like a lot of small details, we wanted to make sure from the start that our expectations are aligned, so there's no cause for any ill feeling between us. Hi. I'm new to the central coast (I'm from the south coast) and looking for a new place/flat mate and to hopefully team something up. I'd like to think I'm pretty easy going but considerate and respectful. I work full-time as a nurse thus shift worker. Work and study does take up a bit of my time. I'm outside and/or in the water most of the time. I'm a very happy person if I get to surf, swim, drink good coffee, read and listen to music. Not a party person but it would be nice to have friends over occasionally. I'm very happy to share a red wine over dinner, beer in the (hopefully) back yard or casual coffee- but if your not into that, no worries.

The property is owned by my parents so any issues will be dealt with swiftly. One or both flatmates need to be willing to sign a lease agreement for at least 6 months. Garage space included in rent. Viewings of the property available from 23rd of April onwards. Unlimited internet will be connected by the time of move in which is included in the rent. I'm bit of a neat freak when it comes to shared areas but ironically my own personal space tends to be quite messy. I'm very easy-going and love going on adventures to explore the wonders of the world. I work part time at Clip 'n Climb, the up and coming indoor climbing center in Gosford, I also enjoy a bit of outdoor climbing too.
