I am a clean tidy considerate person who has a great sense of humour, I like a laugh a meal and a glass of wine, but I also value my space and give you yours, I pay my bills and rent on time . Hi , I have a very big room to rent , it has its own entrance , access to lockup garage for storage , heater and TV reception. Upstairs you have your own bathroom , we share the bright sunny kitchen. Our property is a one of a kind, peaceful slice of paradise! We live at the end of a private lane, so there is literally no passing traffic. We are surrounded by 2 acres of beautiful established gardens, overlooking our 10 acres of horse paddocks and the hills beyond. Our neighbours on all sides are farms - both orchards and cattle grazing. I have included some photos that show the stunning surrounds and outlook. The house is a spacious 4 bed, 2 bath, 2 lounge plus study, with big verandahs and an outdoor eating area. Our housemate would have their own private 'wing' of the house as highlighted in red on the floor plan uploaded. This includes a private bathroom and two bedrooms. One of the bedrooms has its own exterior door, which gives added privacy. I only have a picture of one bedroom included, as the other bedroom is currently full of boxes...more photos available on request. You would have shared use of the kitchen and main lounge area. We have a cosy wood fire in the lounge which we generally keep going through the winter, as well as split system heating/cooling in the lounge. One of the bedrooms in the rent has an electric wall panel heater. We can provide double beds in one or both of the bedrooms. Both bedrooms have built in robes. Gas, Electricity, Internet and Water are included in rent. We take care of the lawns, and keep on top of the garden as much as possible. If you like gardening, that's an absolute bonus, as there is plenty to do! A regular and reliable income is necessary please. Rent to be paid fortnightly in advance and a bond is required. No smoking, no drugs, sensible alcohol consumption. Strictly no cats, but a dog may be considered.
The bedroom is a decent size. It is on the lower level of a two-story home and has a good size walk-in robe and medium to small en-suite with shower and toilet. The kitchen, lounge and dining/ living area are located upstairs. There is also a covered back veranda. There is a wood fire and ducted heating, so the house is warm during the winter months. It is quite a nice area in Emerald for walking, with great views. All utility bills are included in the rent (electricity, gas, water internet). Rent is $220 per week, ($953 per calendar month), always paid one month in advance. Bond is $800
Right behind Poets Lane right in the middle of Sherbrook Forest with in walking distance of Nicholson Gardens, Burnham Beaches, Piggery Café, Woods Café and numerous bush walking tracks. You can hand feed parrots, kookaburras, magpies, cockatoos, and you will often see wombats, wallabies and echidnas in the mostly unfenced half acre property, sorry no pets because of this. House has a pool room with pool table and pinball machine (the brewery room is still under construction). There is a very large elevated covered deck area looking down into the forest with barbecue and ample seating. Three tiered pond in the front with goldfish.
