Bed size does not matter. Quiet place and, if apartment, high floor is preferred. A nice view is a bonus. I do not want to share a room. I am also open to starting a new rental with 1-3 other people so we can have a great place to live in the city. In this case, gender/sexuality/race does not matter to me. I get along with everyone. My only condition is tidy and considerate of other people in the house. Having people stay over is ok, and being noisy is ok occasionally.
