This beautiful home is right on the forest with views of the valley below. It's a peaceful area with plenty of room for outdoor activities. You will have your own area downstairs with a kitchenette, bathroom, living and bedroom area with built in wardrobe. We can provide basic furniture (bed, fridge, couch, there is a fixed desk and bookshelf) if needed. Upstairs is a large kitchen, dining room, TV lounge with Netflix, two balconies with a BBQ and a large garage that we use for storage. The nearest train station is Sutherland- a 10 min drive- which goes straight to the city and takes about 40 minutes. There is also a bus stop at the top of our road.

We have a very modern furnished bedroom available in Illawong. The area is a perfect location for public transport, Coles, gym, Doctor's, Dry Cleaner, Hairdresser as well as restaurants all available at your doorstep. The room is ideal for a single person or couple with your own bathroom located across from the bedroom which also has a bath. The bedroom also leads onto a shared balcony. The apartment itself is fully furnished. The bedroom has a TV bracket on the wall if you would like to place your own TV on it. The room also has a Fan installed on the roof to keep you cool during these hot summer temperatures. There is on street parking as well as visitor car spots available on the lower ground which is first come first serve. There is a bus stop across the road which will take you to the closest station being Padstow, if you do not have a vehicle. Bills are on top of the rent but we would be splitting them 3 or 4 ways dependant on whether we have a single person or couple living with us. Rent would need to be paid fortnightly.
About the place: This 2 bedroom unit is located near Sutherland train station (3 minute walk), quiet and very near to the shops for all your needs and caffeine hit. It is situated in a 8-unit apartment block and has very friendly neighbours. I am acquainted with the neighbours in 5 other units. The second bedroom for rent is shown in the pictures however has no built-in wardrobe. This room will be unfurnished. For the right person, I am willing to give up the master room (with a huge built-in wardrobe) at $240 per week and I will move into the smaller room. I can provide pictures of the master room if the discussion gets to that. There's a 50 inch TV with a Blu-ray player and surround system. I have a fridge but there is plenty of room for one more if you find mine is too small or don't wish to share a fridge. There is no dishwasher. The kitchen fit-outs, toilets and floorboards were all newly installed in May 2015 before I moved in in Aug 2015. Unfortunately, no air-conditioner in the unit. I am usually away at the peak of summer so I only had to survive a few hot, muggy nights per year. The unit includes a covered balcony (used to hang laundry and has a 3-set outdoor furniture), an internal laundry room, a lock-up garage (half of it is filled with my stuff) and a few covered parking spots which you and other occupants in the block can use on a first-in-best-dressed basis. There are usually spots available but failing which, there are plenty of street parking available. I myself don't own a car. Unfortunately, no pets are allowed. My lease also does not allow smoking inside the unit. This household will be English-speaking only. Bills: The only bill you have to pay is electricity (shared equally).The internet (50 GB off peak / 50 GB peak) ,landline and water is included in your rent. Depending on our usage, there's a chance I might upgrade to unlimited internet but haven't had the need to with previous/current flatmates.The landline comes with unlimited calls to mobiles as well. Written Contract: As a good practice, I have a self-drafted contract for both of us to sign to ensure we both are on the same page about obligations and rights. This gives both of us greater assurance, protection and transparency. Length of stay: A minimum of 3 months (negotiable) stay will be offered so you have an option to leave if you feel this is not the right place. Ultimately, I am hoping to have someone stay for a medium to long term basis but not a deal breaker if it isn't what you are after. Once the 3 months has passed, it will be a periodic lease as defined in the Tenancy Act 2010. I don't anticipate myself moving from this unit for a considerable amount of time as I like it here. I am very understanding of noise/unusual schedules (4 years of university college), though I personally like to get up and go to sleep early. I like to keep my space clean and tidy and I really love cooking. Ive got no issues sharing a bathroom... I've actually never had my own so it's a pretty foreign concept anyway! I am outdoorsy, so I don't like to spend a whole lot of time at home anyway and on weekends I enjoying hiking, scuba diving, stand up paddle-boarding and going to the beach.
