Hey, i work hard through the week so am barely seen but my weekends i am off and usually just chill at home or on my weekends with my kids i will take them out. i am a very clean and tidy, i will always clean after myself. I am very independent. Good sense of humour. Easy to get along with. Just a neat, down to earth kinda fella haha i like stuff, like movies, sport, lots of sport, computers, building and fixing things sometimes lol i'm good with general maintenance and always pay my bills on time. Did i mention i have two kids? I get them fortnightly and sometimes longer in holidays. They are great kids, cos their daddy is great :) i hope this is something that could be worked out as i have to see my kids. besides all that i am mainly at work. I use my week to get as many hours as i can so that my weekends are free. I am looking for a place on my own preferably but would live with a max. of two housemates. Just to split bills and all that. Elizabeth Gardens Construction is completed somewhere around 2016, can't find the exact detail. Located on the ground floor. Close to the main entrance. The good: Only been lived in for 1.5 years, in pretty good condition. Two bedrooms, two bathrooms. You get the one without ensuite bathroom, but it has a bathtub. Two small outdoor gardens accessible via your bedroom/living room. Two bedrooms are separated by living room, not directly adjacent to each other. Which means good sound proof. (Probably, I dunno) I will supply the furniture and basic appliance in the living room. Washing machine and dryer will be available, there's a separate laundry room. Dishwasher and fridge are available. (not in the picture, but will be) Intercom An underground parking spot I won't be using, you can have it. The bad: Shitty ADSL2+ internet only, no cable available, nbn is planned but god knows when will it be available. Telstra line means limited option available. The wooden floor is creaking a bit when you step on it. The pond in front of main entrance, expect mosquitos during summer. (tbh I haven't seen one though) Garden won't be maintained extensively, might hire a gardener once in a while. Only one air conditioner in living room Only two people allowed to live on this property (including myself) No pets No home phone (but useable if you want to install one) Bills: Rent is paid either weekly or monthly 50/50 from my current rent, $520 p/w. Weekly: 260 Month: 1129.75 Electricity and gas are all 50/50 There's water usage fee, but I won't be bothered charging you that. Foxtel is possible, but I haven't been using it. If you want, we can split the bills. Two options for the internet: - Using the current ISP (MintTelecom, 500GB data plan with better speed than unlimited one), bills will be split 50/50, but you won’t be able to change the router setting, and the data plan I chose. Some information worth noting: -I won't be using any ISP service that has really long lock-in contract. -I pick the ISP with large data and good reviews. That means no Telstra, nope. -If nbn is available, I will switch immediately. -It will be unlimited data plan with the best speed possible -No bandwidth limit will be applied by me personally through the use of administrative tools and router settings -You should NOT do the following: -Using the internet to download illegal resources such as pirate movies. -Packet sniffing on the shared network is strictly prohibited, both sides must respect each other’s privacy. -Sharing the internet access to guest without approval. - Installing a second internet access (if necessary) to the property and create a new ISP account under your own name. All charges are paid by yourself. *All bills can be forwarded to your personal email if preferred.

Western Sydney Uni is within a 5-minute walk. Rosehill Racecourse is nearby. You are right on the river and as such, can walk along it to get to EAT street. On street parking is available. Rent is payable 2 weeks in advance plus 2 weeks bond. 1 months notice to be provided to vacate.
We are located close to Parramatta city. It's 3 minutes walk to bus stop on Vitoria Road that will take you to Parramatta city in 10mins. Another minute walk and you will be in Western Sydney University Parramatta Campus. There are 7 buses going to Parramatta City and one 24 hours bus. The opposite direction are buses going toward Sydney CBD. If you drive, it's close to James Ruse Drive and Silverwater Road and there are plenty of off road parking on our street. Our house is clean and quiet. We do play PS4 or watch Netflix in the lounge sometimes but mostly we respect each other's space and be in our rooms.

Another min walk and you will be in Western Sydney University Parramatta Campus. If you drive, Silverwater road and James Ruse drive is near so you practically can go all directions. Plenty of off street parking. The kitchen is fully equip and all we ask is keep everything clean after use. Yes we do have a rice cooker. Wait there is more. We have a pressure cooker as well.
