I'm in the middle of a career change, starting full time literature studies at Melbourne soon and then planning to go on to teacher training. The house is newly renovated, in a court, only 8 kilometers from the CBD. Bus stop at the end of the court and public transport close by. Close to local woolworths supermarket, post office pools and gym, Coburg and Preston shopping centers and parkland's. The house is brand new renovated with all new modern fixtures such as illusion gas heater, split system ducted A/C in every room which are wall and remote operated, instantaneous water heater for unlimited shower time, smeg cooking appliances, microwave and dishwasher. New fridge, new washing machine, outside dirty sink and washing machine, hardwood floorboards, roller shutters with wall and remote operation, double glazed windows with roller blinds for installation and security, outdoor decking area, plenty of lighting in and out and new fixtures through the whole house. Each room has a mirrored built in robe and single bed. The living room has a sofa, two recliners and a big TV. The new kitchen is separate to the dinning room. The dinning room has a separate sink and water filter tap. The bathroom and kitchen are tiled floors. The bathroom has a very nice shower and vanity, heated towel rack and overhead heat lamp. The whole house is economically friendly and insulated for minimal utility expense. All appliances are energy efficient and all lighting is LED. Internet can be set up if needed. Bills are discounted by 18% on the gas and electricity invoices plus are billed on a concessional basis so they wont be full priced. Water is also billed on a concessional basis. The only house rules are that you respect the place, keep it clean and follow the cleaning instructions as to types of chemicals that can be used on certain surfaces, no smoking or pets indoors, no big house parties. Depending on who moves in first or how many move in at any given time, it is regarded the responsibility of whoever is renting to keep the whole house clean, shared or individually. Only room tenant renters are allowed to live at the property. All renters need to cooperate with each other for optimum cohesion. The house will be primarily for the room renters to use as I personally will not be living there. The tenants will have access to the whole house except only the other renters room. I do require access to the house as my role will be to manage the house, maintain the lawn mowing and the derelict garden to a certain extent. I must confess, the garden is in poor condition and the backyard is somewhat un-conventional but i'm not really renting the garden, mainly the house and rooms. The only special terms are that any tenants will be responsible for any cost associated to repair or replace damage to the house by fault of their own. There is already an old dog outside and cat that i come and feed daily and two sheds that i need access to as i require. Even though i don't live at this property, its still classified as a share house for the people who will be living together there, and also as i still require access to the property inside and outside when needed. There will be future work on-going to the outside as part of the renovations mid year. Other than that, i hope you find the house pleasing and comfortable and to your liking.
