    $300/week35 year old woman

I'm Kayla, I'm 35 and I work part-time in the rail industry (it pays well, don't worry), and I'm studying Environmental Science at Deakin. I like a clean house, I tidy up after myself and value the same. Random drug testing is part of my job, so I don't drink or party in any way (but I don't care if others do, I only care about getting a good night's sleep lol). I think communication when sharing is key. Not to toot my own horn but I'm a great tenant and I think I'm a good housemate to have as well. I've been renting a long time and I've never missed a payment, I can provide rental receipts going back over 5 years, as well good references and all that. I'm happy to sign onto a lease (preferred). I have some furniture (including white goods etc) which I'm happy to use to furnish a place. I don't really have a budget, but I'd like to spend less than $1500 per month, including a car space. My move date is very flexible. A little about me; I play a lot of video games, and I'm usually on my computer when I'm at home. I also play board games and have a good collection of them. I watch anime, listen to music (my current housemates tell me the house is quiet and boring when I'm away lol), I travel when I can - usually a couple of times per year, and I spend time with my partner at home one or two nights a week. I have a 13 year old dog who has lived inside her whole life, and is thoroughly house trained. She's never caused any damage and my property manager/s will be happy to verify this for you through a reference (I can also show that my rental bonds have been returned to me in full). She's very quiet, and is basically the most chill dog ever in her old age, very low energy. She only needs a small yard. If you have an expectation that having a dog in the home will result in mess and damage, that isn't the case here. I love my dog to death but I hate having fur on everything so she has her own bed so that doesn't happen. P.S. She's not cat friendly, but that's not a problem because I'm allergic to cats, so I can't share with cat people anyway. Sorry! It's important to me to find a place with enough space to accommodate me and my old dog, but to not feel cramped in a bedroom. Something with a study or similar space I could use (or living room etc, just to clarify!) would be ideal if the bedroom is on the smaller side. I'd also really like to be friendly at least, if not friends, with the people I live with, so similar interests would be great. If you have anything in the eastern suburbs within range of Burwood and Sandringham becoming available in the next few months and you think we could be a good fit, please reach out. I'm also happy to apply for places together. Thanks!
