A gym and sauna or spa would be an amazing health benefit for my busy life (to not need to go elsewhere). I've put 6 months as most likely I'll be moving on at the years end, however many things can happen between now and then so take it one step at a time.... (I'm a light casual smoker, never in the house and very respectful of non-smokers, my wife doesn't smoke so I understand).
