I'm looking for a studio, granny flat or a private room in a small share house. In the case of a share house, this would preferably be an all-female, all-over-25 household with my own bathroom.

I'm very clean, tidy and respectful, and I'm leaving my current place because my flatmate is not clean, tidy or respectful.

Although I'm more than happy to share a coffee, beer, meal or movie etc now and then, I'm also a very private person and need to be allowed to do my own thing most of the time without being judged. My main commitment at the moment is full-time uni, which takes up most of my week (5 months to go until I graduate). I study from home, so I'm very quiet and am not looking for a party house (although of course I have no issue with other people listening to music, watching movies or generally doing their thing). I also do ad-hoc contract work as a delivery driver. In my spare time I play soccer, draw/paint, (try to) play the guitar, catch up with friends, and spoil other people's pets.

Due to some bad experiences living in share houses, I'd like to live in a place where everyone's names are on the lease (or a written sub-letting agreement can be made), agreements about bond are in writing, reasonable boundaries are negotiated and respected, and some sort of chore roster is considered good communication rather than pedantic. And of course rent comes first no matter what. I have to give 3 weeks vacate notice at my current place, and I like to have a 1 week overlap to allow time for the move and final clean, so I would be looking to move 2 weeks after being approved.
